Real estate transactions nearly doubled last month



KATHMANDU: Real estate transactions in Nepal nearly doubled in the month of Mangsir compared to Kartik in the current fiscal year, according to data released by the Department of Land Management and Archives.

The department said a total of 51,632 property deeds were registered across land revenue offices nationwide in Mangsir, an increase of 23,249 transactions from Kartik, when 28,383 deeds were recorded.

The rise in transactions significantly increased government revenue from the real estate sector. In Mangsir, the government collected Rs 1.83 billion in capital gains tax from property transactions. Total revenue generated from the sector during the month reached Rs 4.84 billion.

In comparison, capital gains tax collection in Kartik stood at Rs 997.8 million, while total revenue from real estate transactions during that month amounted to Rs 2.74 billion.

Data shows that revenue from the real estate sector has remained steady during the first five months of the current fiscal year. Capital gains tax collection stood at Rs 1.19 billion in Shrawan, Rs 1.20 billion in Bhadra, and Rs 1.06 billion in Ashwin before dipping slightly in Kartik and rising sharply again in Mangsir.

Similarly, total revenue from property transactions amounted to Rs 3.28 billion in Shrawan, Rs 3.14 billion in Bhadra, and Rs 2.75 billion in Ashwin, before climbing to Rs 4.84 billion in Mangsir.

Officials said the sharp increase in transactions in Mangsir reflects a revival of activity in the real estate market after a subdued period earlier in the fiscal year. Seasonal demand, improved market confidence, and expectations of policy continuity are cited as key factors behind the increase.

The real estate sector remains one of the government’s major revenue sources through capital gains tax and registration fees, and the latest figures indicate stronger momentum heading into the second half of the fiscal year.
