Government revises land valuation in Kathmandu, prices fall in Balkhu-Banasthali stretch



KATHMANDU: The government has revised the official minimum land valuation for the fiscal year 2026/27 (2083/84 BS), increasing rates in most parts of Kathmandu while reducing them in selected areas, including the Balkhu-Banasthali section along the Ring Road.

The revised valuation was approved by the Minimum Land Valuation Committee chaired by the Chief District Officer.

According to the new rates, land values have increased across most parts of the Kathmandu Valley, while a few areas have recorded declines and others remain unchanged.

The most notable reduction applies to plots located on both sides of the main Ring Road between Balkhu and Banasthali. The official valuation has been lowered by Rs 350,000 per ana (342.25 square feet), from Rs 4.7 million to Rs 4.35 million.

Meanwhile, land values have increased in several areas within Kathmandu Metropolitan City. The official valuation has risen by Rs 200,000 per ana in areas stretching from the Bishnumati Bridge to Ravibhawan (Ward No. 13), from Kalimati Chowk to Balkhu along the main road, and from Soltimod to Kalanki Chowk, raising the rate from Rs 4.1 million to Rs 4.3 million per ana.

Similarly, the Teku-Kalimati road section has seen an increase of Rs 50,000 per ana, bringing the official valuation to Rs 3.25 million.

Land values have also increased by Rs 100,000 per ana in areas including Sitapaila Chowk to Chhauni, Bhagwan Pau to Shobha Bhagwati, Soltimod to Himalaya Height, and Kalanki Chowk to the Tinthana border. The same increase has been applied to other metalled and unpaved roads within Kathmandu Metropolitan City.

In Chandragiri Municipality, land adjoining the Nagdhunga Tunnel route and the Tribhuvan Highway has increased by Rs 100,000 per ana to Rs 2.6 million. Land along unpaved roads in the same municipality has risen by Rs 80,000 per ana to Rs 880,000.

However, the official valuation has remained unchanged for land along the route from Sita Petrol Pump to the Kirtipur Ring Road, which remains at Rs 1 million per ana, and for land along the Dakshinkali main road, which remains valued at Rs 680,000 per ana. The valuation of land without road access has also been left unchanged across all areas.
